Selected apartments at 50 Quay will be offered at a discount with support from the Queensland Government. To rent one of these homes, your household must meet the eligibility criteria and complete a tenancy assessment. Eligibility will be assessed before an application proceeds and reviewed throughout the tenancy. Registering an expression of interest does not reserve an apartment or guarantee eligibility.
Designed for Brisbane living, each home brings together natural light, practical layouts, quality finishes and includes whitegoods. Select apartments also feature river, city or mountain outlooks.

Shared spaces and services are subject to final completion, operating arrangements, availability and house rules. General access to shared spaces is included. Fees may apply to selected services or private bookings.

Walk, cycle or use public transport to reach the CBD, Milton, Paddington, Petrie Terrace, South Brisbane, West End and South Bank. Groceries at The Barracks, dining around Park Road and Caxton Street, Suncorp Stadium, the Bicentennial Bikeway, Queensland Cultural Centre and Queen Street Mall are all within the wider local area.
Selected homes at 50 Quay form part of the Queensland Government-supported Build-to-Rent Pilot Project and will be offered at a discount for eligible households. Final rents will vary by apartment type and will be published once confirmed. Eligibility criteria and ongoing requirements apply.
Program eligibility criteria will consider household income, Australian citizenship and Queensland residency, property ownership, liquid assets, employment, locational need and use of the apartment as your principal home. Household composition may affect the applicable income threshold. Standard tenancy checks are separate from the program eligibility assessment. The final approved eligibility criteria will be provided before formal applications open.
Complete the online expression-of-interest form and provide basic information about your household, income and preferred apartment type. This information will be used for initial screening only. Registering interest is not a formal application, does not confirm eligibility and does not reserve an apartment.
Our team will contact registrants as rents, approved eligibility criteria and application dates are confirmed. Potentially eligible households may then be invited to provide supporting evidence and complete a formal tenancy application.
A formal application will require proof of identity, citizenship and Queensland residency, household income, liquid assets, employment and current address, together with rental history and the documents required for standard tenancy checks. The final document checklist will be provided when applications open.

50 Quay is a pet-friendly community. Pets will be subject to approval and applicable tenancy and building requirements.
A limited number of car spaces may be offered to applicants, subject to availability, allocation requirements and an additional charge. Bike storage and EV charging arrangements will be confirmed before leasing.
Information collected through the expression-of-interest form will be used by Essence Homes to register your interest and undertake initial screening. If you progress, further information may be collected to verify eligibility and assess your tenancy application. The applicable collection notice and privacy policy will explain how personal information is collected, used, stored and disclosed.
